Our Investment Strategy
We look for real estate investments that allow for both annual returns and additional profits from the determined exit strategy. Our approach on investing in real estate is that the greatest yield from the investment may be accomplished through holding the property long term. This allows for increased cash flow, tax advantages, appreciation, and the ability to exit at the proper time in the market cycle. Hold times may vary but generally are anywhere from 5 to 10 years. We want to ensure that we are exiting the deal strategically in accordance with the highest sale price.
Prior to entering into any deal we extensively stress test the investment to ensure that it can withstand any changing market conditions. We specifically look for investments that show opportunities to increase the net operating income, which results in greater cash flow and increased property value. This method is referred to as "value-add" investing. This method provides forced appreciation, which ultimately leads to a greater margin of safety and greater profits.
