Our Process

Smart Asset Capital LLC works with qualified, high net worth investors, with an objective of placing capital into strategic investment opportunities.  We vet every deal with intelligent analytical models to provide our investors with the best return.  We look at new opportunities daily to ensure we are only choosing the deals with the best potential.  When we decide to move forward on a deal that meets our criteria everyone in our Investor Network is contacted and presented the opportunity.  Joining our Investor Network allows you to view the deals we are doing and make your own educated decision if you'd like to invest with us.

Each project is unique which in return means the investment structures will vary.  Most often the deal will provide the investors with preferred equity in the deal.  This means the investor will be granted an ownership or equity share and will be provided with a return over time based on the selected structure.

Our Investment Strategy

We look for real estate investments that allow for both annual returns and additional profits from the determined exit strategy.  Our approach on investing in real estate is that the greatest yield from the investment may be accomplished through holding the property long term.  This allows for increased cash flow, tax advantages, appreciation, and the ability to exit at the proper time in the market cycle.  Hold times may vary but generally are anywhere from 3 to 10+ years.  It is not uncommon that we invest in a project with a hold time of less than 3 years.  We want to ensure that we are exiting the deal strategically in accordance with the highest sale price.

Prior to entering into any deal we extensively stress test the investment to ensure that it can withstand any changing market conditions.  We specifically look for investments that show opportunities to increase rents, which results in greater cash flow and increased property value.  This method is referred to as "value-add" investing.  This method provides forced appreciation, which ultimately leads to a greater margin of safety and greater profits.

What is the minimum investment amount?

The minimum investment per deal may vary, but is typically $50,000.  

How are distributions paid?

Distributions are generally distributed on a quarterly basis.  The distributions are mailed out to your chosen location or may be wired.

How will an investment effect my taxes?

For most of our investments you will receive a K-1 form for each investment that you are involved in.  

What are your typical returns?

We target annual returns of 6-12% and overall returns north of 15%.  Returns will vary by the deal, but prior to investing we will thoroughly explain our projections.

Can I invest with my IRA?

Yes, you can use your self-directed IRA or solo 401(k) to invest in our offerings.  Consult your CPA to learn the specific details.

What are my responsibilities as an investor?

As an investor with Smart Asset Capital LLC you will primarily be in a passive ownership role.  Our firm handles the asset management and we leverage the best local property management companies to ensure the asset is managed efficiently.  We aim to provide investors with passive income.

Do I need to be an Accredited Investor?
